by Laura Swearingen Team

Want to achieve the perfect posh home, affordably? These how to tips given to us by stylists, designers and bloggers will help you achieve a luxury home without spending a luxury price.

Brassy and Sassy - Hints of brass here and there around your home add a layer of luxe. You can implement light fixtures, lamps, cabinet handles, etc, anywhere in your home to create this look.

Marbles - Generally when someone considers putting marble in their home, they focus on adding it to the kitchen or maybe the bathroom. But you don't need massive marble countertops or floors to capture this look. A small simple round table will do the trick, and is more affordable.

Faux is the Way to Go - Adding Faux throw blankets and rugs to any space will instantly make it feel posh. Faux throws are best draped over your bed, chairs, sofas, or anywhere you think fits.

Flower Power - Although we are not currently living in the 70's, 2017 still calls for a little planted love throughout your home. Small pink floral arrangements can really make your home feel lavish.

5 Ways to Add Value to your Home

by Laura Swearingen Team

When putting your home on the market, buyers want to see that the previous owners took care of, and were serious about updating and maintaining their property.

Whether looking to sell, or simply enjoy, these 10 steps will add value to your home.

1. Update / Add a Home Office - This space allows you, or potential buyers, to have a work space right within your own home. Now, this does not have to be its own room or extremely lavish by any means. But, simply designating a space to have a desk, chair and computer tucked away somewhere in your home can be considered a home office.

2. Add / Update a Sunroom - Even if the location of your home isn't as sunny as you would hope for it to be, adding a sunroom will give your home a unique place for conversations, and morning coffee to take place. Buyers love this added feature and it will definitely increase the value of your property.

3. Create / Renovate a Master Suite - Master Suites are no longer considered a luxury feature in homes anymore. But, are typically an expected feature. So, an addition to or renovation of a master bedroom in your home will attract buyers. Also, having an open welcoming closet and plan to utilize every area that could be potential storage space. This is important in creating your (or any buyers) dream suite.

4. New Roofing -  A roof that is in shambles is one of the first indications to a buyer that your do not take good care of your home. So, shake that bad impression by having a new roof put in on your home. It can really liven the feel and curb appeal of your home if you do!

5. Curb Appeal / Landscaping - You do not have to have a large front or backyard to liven it up. All you need is a little planning, planting, and lighting to change the entire curb appeal of your home. People want a home that is pleasing to them inside, but outside as well.

3 Steps to Create Your Backyard Paradise

by Laura Swearingen Team

Outdoor living is an important piece of our lives, especially here in Texas. So, it is vital to create the most fabulous oasis for your friends and family. Plus, when it comes time to sell your home, having a luxury outdoor space will pay off.

1. Splash of Colors - Think of your outdoor oasis as an extension of your home. To keep the flow moving from indoors to outside, tie the color palette together. Find one or two colors you like best within your home and add the same colored pillows, vases and furniture outside.

2. Furniture Layout - Many outdoor spaces are made up of different areas. Maybe you have a kitchen, gazebo, and a lounge area near the pool. However your backyard is laid out, make sure to utilize each space for relaxation and entertainment. Think of using swivel chairs, moveable furniture, tables in dining areas, and even a weather proof television for catching the big games from your pool.

3. Form and Function of your Furniture - After pinpointing the colors you prefer, we advise to take the type of fabric of your furniture into consideration, as well. If it will be in direct sunlight consider using durable woven fabrics, for durability and to prevent fading. Not only do you want furniture that will last, you also want something that is comfortable. So, be sure to test that lounge chair before you bring it home!
